Planning a Home Addition in Los Angeles

How big can my addition be?

In the City of Los Angeles, the Baseline Mansionization Ordinance limits a home’s total floor area based on the lot size and zone, and setbacks control how close you can build to the property lines. Hillside lots have their own limits. We check these at the start, so the design is one the city will approve.

Build out or build up?

A ground-floor addition is usually simpler and keeps everything on one level, but it uses yard space. A second-story addition keeps your yard, but an engineer has to check the existing foundation and framing, and it usually needs more structural work. We walk you through both options on your lot.

What the city reviews

Plans, structural calculations and Title 24 energy compliance. Additions over 500 square feet also pay school district fees, and some lots need a survey or a soils report. We prepare the paperwork and deal with plan check corrections for you.

What Affects the Cost of an Addition

  • Size of the addition, and ground floor or second story
  • Foundation and structural work
  • Whether it includes a kitchen or bathroom (plumbing, gas and ventilation)
  • Matching the existing roof, windows, siding and floors
  • Design, engineering, permit fees and school fees

Home Addition Questions

Do I need a permit for a home addition in Los Angeles?

Yes. Almost every addition needs a building permit, and many need engineering and a zoning review. We prepare and manage the permit process for you.

How long does a home addition take?

It depends on the size of the addition and the permit process. You’ll get a clear timeline with your written estimate after the free in-home consultation.

Can I stay in my home during construction?

In most cases, yes. We plan the work to keep the rest of your home livable and the job site safe and tidy.

Will the addition match my existing house?

Yes. We match rooflines, siding, windows and interior finishes so the new space looks like it was always there.

Should I build an addition or an ADU?

An addition makes your house bigger and becomes part of the main home. An ADU is a separate unit with its own entrance, kitchen and bathroom, which you can use for family or rent out. If you are not sure which fits, we can look at both on your lot. See ADU Construction.
