Zoning and size limits
Most single-family lots in the City of Los Angeles fall under the Baseline Mansionization Ordinance, which caps how large a home can be based on the lot size and zone. Hillside lots have their own rules for grading, height and fire access. We check your lot’s limits before design starts, so the plans fit what the city will approve.Permits and plan check
New homes in the City of Los Angeles go through plan check at LADBS (Building and Safety), plus planning, fire and public works reviews where they apply. Outside the city, the county or your local city handles it. We prepare the submittal, answer correction notices and schedule every inspection.Energy and building codes
New California homes must meet Title 24 energy standards, including solar panels on most new single-family homes, and the City of Los Angeles requires most new buildings to be all-electric. We plan for these from the first drawings, so there are no surprises in plan check.Tear-downs and fire rebuilds
Replacing an older home or rebuilding after a fire starts with demolition permits, utility disconnections, a survey and often a soils report. We coordinate all of it so construction can start as soon as the permits are issued. If you are rebuilding in Pacific Palisades, see our Pacific Palisades home builder page.
